Need ₹10 lakh for a child's education, a wedding, a business or to clear old debts? Two options come up most often: a personal loan, which needs no security, and a loan against property (LAP), which uses your house, flat or shop as security. Both have a place. This guide compares loan against property vs personal loan on cost, amount, speed and risk, with a worked example.

The basic difference

  • Personal loan: unsecured. The lender relies on your income and credit score. Amounts are usually smaller and tenures shorter, typically one to five years.
  • Loan against property: secured by a residential or commercial property you own. Amounts can be larger, rates lower and tenures longer, often up to 15 years or more depending on the lender and your age.

Side-by-side comparison

A worked example: ₹10 lakh

Illustrative rates for the same ₹10 lakh:

OptionExample rateTenureEMITotal interest
Personal loan13%3 yearsAbout ₹33,694About ₹2.13 lakh
Loan against property11%10 yearsAbout ₹13,775About ₹6.53 lakh

This shows a common surprise. The LAP has a lower rate and a much lower EMI, but because it runs for 10 years, the total interest is about three times higher. A lower rate does not automatically mean a cheaper loan. If you choose LAP, pick the shortest tenure you can manage, and prepay when you can. Compare different tenures on the EMI calculator.

When a personal loan makes more sense

  • You need a smaller amount that your income can repay within a few years
  • You need the money quickly
  • You do not own property, or the property's papers are not ready
  • You do not want to put your home at risk

When a loan against property makes more sense

  • You need a large amount that a personal loan cannot cover
  • You want a lower EMI spread over a longer period, for example for business expansion
  • Your credit score or income limits the personal loan you can get
  • You are consolidating several expensive debts and can repay steadily
  • The property has clear title and complete documents

A middle path: other secured options

Between an unsecured personal loan and mortgaging your home, there are other choices. If you own a car with a good repayment record, a car loan top-up or a loan against your car can come at a lower rate than a personal loan without putting your house at stake. A loan against fixed deposits or a gold loan can also be quick and relatively cheap for smaller amounts. The right choice depends on how much you need, how fast, and which asset you are comfortable pledging.

Processing time and paperwork

A personal loan can be approved within a day or two when your documents are complete, because the lender checks only your income and credit. A loan against property takes longer. The lender's advocate verifies the title, its valuer inspects the property, and the mortgage documents are executed. Plan ahead if you choose LAP, and keep your property papers ready.

Questions to ask yourself

  1. How much do I really need? Borrowing more because a LAP allows it adds cost and risk.
  2. How stable is my income for the full tenure? A 10-year commitment needs confidence about the next 10 years.
  3. Is the property's paperwork complete? Missing title documents or approvals slow down or block a LAP. See property documents for a loan.
  4. What happens if I cannot pay? With a LAP, the answer can be losing the property.
  5. What is the total cost? Compare the APR in each Key Fact Statement, plus legal and valuation charges.

Frequently asked questions

Is the interest rate on LAP fixed or floating?

LAPs are often offered at floating rates, linked to a benchmark, so the EMI or tenure can change over time. Read fixed vs floating interest rates.

Can I prepay a LAP?

For floating-rate loans taken by individuals for non-business purposes, RBI rules do not allow prepayment penalties. For business-purpose or fixed-rate loans, charges may apply. Check your loan agreement.

Can I take a LAP on property in my parents' name?

Usually the property owners must be co-applicants on the loan. Ask the lender about its rules.
